Roddaren 58 was a mixed use property (office/retail/residential) located in the Kungsholmen district of Stockholm. When Niam Fund III acquired it in 2004, there were already plans to exploit the new legislation to divide the building horizontally by means of 3D conversion. In 2005, Niam Fund III created Roddaren 59 after converting the rent-regulated residential portion of the property to a cooperative society and sold it to the residents.
After converting the storage premises to retail premises and upgrading the façade of the retail section to high end retail for re-tenanting, Roddaren 58 is now a redeveloped commercial property with shops, offices and garages in an extremely attractive location immediately adjacent to the Västermalmsgallerian shopping centre.
