Investment Strategy

 

Niam’s team of real estate professionals draws upon their long-standing local relationships and experience of investing in the Nordic region to analyse and interpret the property market on an ongoing basis. This foundation of expertise is combined with a formal analysis of macroeconomic conditions and their projected impact on the local property markets in order to shape an investment strategy. Niam is continuously evaluating the macroeconomic environment in each of the Nordic countries as changes in underlying data and trends have a direct impact on Niam’s expectations for the property market.

Despite similarities between the Nordic countries, the individual markets in the Nordic region operate as independent economies rather than one homogenous market. Opportunities and risks are therefore not identical between each of the target markets allowing for relative advantages including diversification benefits when making investments between the target countries. As one of the major property owners in the Nordic region, Niam holds data and intelligence from its own property portfolios. Currently, Niam manages two opportunistic funds, Niam Fund III and Niam Fund IV, with a total of approximately €3.0 billion under management.

Niam is constantly up-to-date with both the buy and sell sides of the market. During 2009, Niam monitored or performed due diligence on over €4.5 billion in potential transactions.

  • Newsec’s research team utilises its extensive market knowledge to provide proprietary five year forecasts for various property sectors on a market-by-market basis.
  • Newsec Asset Management’s direct involvement in the local markets ensures that Niam can follow trends on important macro and micro locations across the region. With over seven million square metres of assets under management at a total value of approximately €10 billion, Newsec Asset Management manages substantially more properties than any other property company in the region.
