Helsfyr Panorama: Prime High-Rise Office Property in Oslo

Helsfyr Panorama is a high-rise office property located at Helsfyr in Oslo. The property was purchased in June 2023. Total lettable area is 21,200 sqm – including 3,225 sqm parking space. Helsfyr is an established office hub on the East side of Oslo with a significant degree of public tenants. The property is accessible with public transportation (metro/bus), but also a private car or bike, as it has two floors of spacious parking garages. The property is certified with BREEAM In-Use Very Good. 

The Property is situated in Helsfyr, approx. 5 km from Oslo city center, well within walking distance from the metro station at Helsfyr. Total travel time from Oslo S to the Property is ~7 minutes. The building was built in 2003 and has been refurbished since then. 

Going forward

This project involves several value-enhancing components. The main focus is on reinvigorating 50% of vacant office space through significant investments in commercial and marketing efforts, including a complete rebranding with a new website, updated graphical identity and promotional activities.

Additionally, there's potential for expansion with a new office building on an available plot above the existing parking garage, estimated at 10,000 to 17,000 square meters. While full zoning approvals may take around four years, preliminary discussions with local authorities can provide initial insights.
