Stockholm Harbor Front Development
Stockholm Harbor Front Development was acquired in April 2016 and is located in Värtahamnen, one of the largest development areas in Stockholm.
The development of Värtahamnen has been initiated by the City of Stockholm and environmental ambitions for the area are very high with reduced car traffic and increased public transportation. Focus on sustainability runs like a red thread from development of the urban environment through high environmental standards in the individual properties. By 2030, there will be a completely new neighborhood in the old harbor, which today mainly comprises offices. This includes:
- 1,900 apartments
- 26 preschools
- approx. 125,000 sqm of offices
- approx. 11,000 sqm of parks and squares
- a 600 m long dock
- 2,000 m of new bicycle lanes
- 1,600 m of new streets
- a 600 m long new boulevard
In addition to a great location right next to the Baltic Sea, the property has a good micro location and is easily accessible by car and public transportation. Accessibility has improved significantly since the opening of Norra länken, one of the largest road tunnel projects in Europe linking the E4 motorway to the area. The accessibility will be further enhanced in 2030 when a new tramway will be opened.
Our property was erected in 1989 and comprises offices and a hotel divided over two blocks. The fully renovated office building UNO (block one) adjacent to the hotel is 7,300 sqm divided over 5 floors and Niam has converted it into energy-efficient and climate-friendly modern office premises, which we are currently leasing out.
For the second block a 32,000 sqm new office is planned. The project is marketed under the brand Dockworks and is one of Niam's largest office development projects containing light courtyards, roof terraces and large connected office floors with a wide range of services on the ground floor.
