Niam's first stage of coworking premises in Värtahamnen is ready and fully let. The demand for small offices has been unusually high, and therefore Niam opted to rebuild another floor of 1650 sqm in EQ Sthlm into coworking premises comprising 29 smaller offices of various sizes, conference and meeting rooms, lounges and large kitchenettes. The move-in took place in mid-January 2024.

The building was acquired by Niam in 2016 and comprises 8,600 sqm of office space, of which 3,000 sqm is coworking space suitable for companies of between 2-10 people, as well as the Scandic Hotel.

Niam has identified a clear trend in Stockholm regarding the demand for small, cost-effective offices with multiple commuting options. Värtahamnen is within easy cycling distance of the City, a few minutes' walk from Gärdet subway station and the shuttle boats, as well as having direct access to Norra länken. The parking facilities are also an advantage for those who have visiting customers. The companies that choose EQ Sthlm coworking come from a range of different segments such as IT/tech, accounting and student literature.

The property at Hangövägen 29 also houses the Scandic Hotel, which is now undergoing extensive renovation and development. This summer, the hotel will be re-launched with a restaurant, rooftop bar and wellness facilities that will benefit Niam's tenants.

In November, Ruff opened their new premises with a golf lounge and bar serving food and drink.

Close to EQ Sthlm, a brand-new block with Niam's office project Grid 17 and Bonnier Fastigheters Portalen is under construction.

EQ Sthlm, the new Scandic hotel as well as Niam's The Dockworks and Grid 17 are important parts of the City of Stockholm's extensive urban development project in Värtahamnen. The area is now being developed in accordance with the city's high sustainability goals to become a vibrant inner-city district and an extension of Norra Djurgårdsstaden. The old harbour environments will be filled with new buildings, meeting places, housing, workplaces, restaurants and diverse activities. When Vision Värtahamnen is realized, there will be 20,000 workplaces and 5,000 residents in this unique area. The first stage, currently underway, involves the creation of 110,000 square meters of commercial development.
