Life Science Center: Fostering Innovation and Sustainability in Keilaniemi

In the bustling urban district of Keilaniemi, Niam is embarking on an exciting venture to develop an expansion to the Life Science Center business park, creating a thriving and sustainable ecosystem for businesses.

The expansion will bring an additional 8,000 sqm of rentable office space, making it a total of 59,200 sqm, and accommodate approximately 40 life science and technology companies, employing around 1,700 top experts.

Scheduled for completion by 2023, this new development is a significant milestone for the business park, underscoring Niam’s dedication to fostering innovation and growth in the region.

Embracing sustainable development

The Life Science Center places great emphasis on tracking energy and water consumption, implementing recycling and waste sorting practices, and prioritizing the wellbeing and comfort of the tenants.
By focusing on lighting, air quality, materials, natural light, and plants to create an environment that promotes productivity and vitality, the property has earned a BREEAM Very Good environmental certification.

We are immensely proud of this monumental project at Life Science Center, showcasing our dedication to innovation and growth. Every detail, from sustainable development to the new main entrance, has been meticulously planned to enhance the tenant experience.

High-profile tenants and seamless connectivity

Currently consisting of five interconnected office buildings, the business park boasts high-profile tenants such as the state-owned IT service company CSC, as well as global giants Bayer, Capgemini, Ratiopharm, and Konica Minolta. The new building, which will be the sixth in the Life Science Center, will serve as the main entrance, providing a seamless connection to the existing office complex.

Prime location and expanding accessibility

Life Science Center Keilaniemi is strategically situated by the sea, amidst the largest technology cluster in the Nordic region. With just a short metro ride to Central Helsinki, and an adjacent tram line scheduled for completion in 2023, the business park offers an ideal location for companies seeking a vibrant and connected environment.

With a gross area of 9,500 sqm and a lettable area of 6,800 sqm, the expansion presents an attractive leasing opportunity. Currently, signed contracts for 3,500 sqm, corresponding to 51% of the lettable space, have already been secured.
