Niam enabled the development of the property while the property was only a piece of land. Today, the property is a newly built and state of the art last-mile logistics property in one of the best locations in Stockholm.

Area and Property description 

The leasehold property Fejan 2, also known as Stockholm Last-Mile Logistic, is situated in Larsboda, Farsta, south of central Stockholm. The asset is located in proximity to both Farsta Strand metro station and commuter train station. It also has direct access from the area to road 73 leading to central Stockholm within 10-15 minutes. The area in Farsta is undergoing major development with large residential projects, schools, and service etc. One of the largest is Telestaden, where 2,000 new homes will be constructed. 

The asset consists of a two-floor logistic building of 36,154 sqm with a separate parking garage building in two floors comprising 9,062 sqm, providing a total lettable area of 45,216 sqm. 

The property is fully let to Mathem on a 15 year-lease. The company was founded in 2009 and has since grown from a small family business to a large company. The company’s overall goal is to facilitate everyday life by delivering customized high-quality groceries and recipes in a convenient time. Mathem’s distribution facilities are today located in Stockholm, Gothenburg, and Malmö, and reach 55% of the households in Sweden. The new facility in Stockholm Larsboda is part of the future goal to be able to deliver groceries and more within 1–2 hours from order. Mathem has invested heavily in the facility through a highly automated packaging system.
