Niam is Involved in Developing Värtahamnen

Niam is actively participating in one of Stockholm's largest urban development projects, Värtahamnen, which is now being transformed into a vibrant inner-city district. The old harbour area will be full of new meeting places, housing, workplaces, restaurants and activities. When the vision for Värtahamnen has been realized in 2030, a completely new, waterside district will have been created with approximately 20 000 workplaces and 5 000 residents. The environmental ambitions are far-reaching and the sustainability requirements for the development of Norra Djurgårdsstaden are the highest ever set by the City of Stockholm.

Niam's commitments in Värtahamnen include both new-build and redevelopment projects. The largest new construction project is The Dockworks, designed by Brunnberg & Forshed. It will be a sizeable 32,000 m² and one of Stockholm's most spectacular office buildings. Inspired by Värtahamnen's industrial past and the old harbour warehouses, it will feature a stylish glass facade with beautiful light flows and green areas created directly on the quayside. The whole building, in keeping with the surrounding area, is characterised by sustainability and service in everything from design, material selection, construction, energy consumption and ventilation.

Värtahamnen is a growing district under development that the City of Stockholm likes to showcase to visiting representatives from other countries and big cities. The area is a good example of an innovative urban development project where all the actors and the city's representatives collaborate and push the boundaries in terms of sustainability initiatives and circular thinking.

EQ Sthlm, located along the eastern quay, with a focus on dynamic workplaces and flexible office solutions, stands out among the redevelopments in Värtahamnen. The premises, which are already completed, can be scaled up as well as down as needed, and both short- and long-term contracts are available.

Niam has also signed a 24-year lease with Scandic Hotels in Värtahamnen, where a joint, intensive rebuilding and renovation project is in full swing. For the opening in the summer of 2024, the existing hotel will grow by 40 rooms to 323, feature a brand new restaurant for over 300 guests as well as a Sky Bar and a wellness area at the top of the building. The hotel venture, which is located close to EQ Sthlm, contributes to the refinement of Värtahamnen and is one piece of the puzzle in the creation of a new vibrant inner city district.
